Application Criteria
Hart Realty and Property Management, LLC we will process your application as quickly as possible and will gladly work with you to approve you for a residence. The following are a list of fees as well as criteria required to lease a property from Hart Realty & Property Management, LLC. All names listed on the lease will be responsible and liable for rent and any other charges in a court of law. If you have any questions please feel free to call our office. Required Fees:
* A $40.00 fee, per applicant, will be required prior to processing your application.
* A $20.00 fee, per co-applicant and per all occupants 18 years and older.
* A security deposit will be determined after all aspects of our rental application are processed. A security deposit will be required to hold a property for rent. The security deposit will not be returned until after you have fulfilled your rental agreement and move out, provided there is no damage to the property.
Credit Report: A credit report check will be processed on ALL applicants.
Criminal Report: A criminal background check will be processed on ALL applicants.
Employment/ Income Criteria:
* Applicants must have proof of employment.
* Two most recent pay stubs will satisfy income verification.
Rental Criteria:
* All applicants must give current landlords proper notice of move-out.
* Verification of previous residence, back to 1 year, as well as references will be processed.
Security Deposit Guidelines:
* 1 Month Security Deposit – All Applicants with a credit score of 680 and above, no civil or criminal notations, good references.
* 1 ½ Month Security Deposit – Any tenant or occupant that is a full-time student at any educational facility that is or will reside in a property without direct parental presence.
* 1 ½ Month Security Deposit - Any applicant with any of the following criteria; a credit score range of 625-680, any civil or criminal notations, no references and/or negative feedback from previous landlord.
* 2 Month Security Deposit - Any applicant with any of the following criteria; a credit score range below 625, civil or criminal notations, accounts in collection, a bankruptcy within the past 7-years, no references and/or negative feedback from previous landlord.
Other Criteria:
* Driver’s License, Passport, or any governmental identification – NO STUDENT ID’S.
* Social Security and/or Tax ID numbers.
* Rental Application – signed and initialed where indicated on the form(s).
* Payment Methods: check, mail, direct payment (ACH), check-by-phone in office ($7.00 fee), money order. Money order is preferred in place of cash. Credit and/or debit card payments are not available.
* For informational purposes, rental payments are due on the 1st day of each month. Payments are considered late at 5:00 pm on the 5th day and will be subject to late fees beginning at $25 per day for the 5th – 10th and on the 11th, $75 per day.
Authorization and Acknowledgement:
By completing and signing the rental application, you are authorizing Hart Realty & Property Management, LLC to process credit and criminal background checks, contact references, and verify employment and income information provided to us.
