For many, we take on the &#8220;rear view mirror&#8221; outlook and look back at all &#8220;the good, the bad and/or the ugly.&#8221; With much turbulence we&#8217;ve seen in our economy of late, taking the &#8220;rear view mirror outlook assures you and I that we will have a grim outlook on our position in life.</p>
<p>Rather than take the &#8220;rear view mirror&#8221; approach to winding down another year and another decade, why not take the &#8220;VISIONARY&#8221; approach to life and look at the opportunities ahead. Look at it as we are offered the opportunity to a fresh NEW YEAR and the beginning of a NEW DECADE in which you, me and everyone else can make a difference!</p>
<p>Establish a NEW VISION for 2010 and the 2nd decade of the newest century. Create a dynamic plan for your personal life, and business situation. Create not only a NEW YEAR&#8217;s resoltuion, but a NEW DECADE resolution! Whether it be personal or professional or both, creat a VISION for yourself&#8230; write it down&#8230;and post it everywhere around your house. 			<content:encoded><![CDATA[<p>The Myrtle Beach Real Estate market has seen a radical change in the last year to year and a half, but what has remained relatively constant has been the Myrtle Beach Homes for Rent market. As a seasonal market, we see a few different demand shifts for our Myrtle Beach Annual rentals. Currently, the demand that prospective tenants are in search of are Single family homes and more specifically, Carolina Forest Homes for rent.</p>
<p>So what does this mean to the public? If you own a Single Family Home in Carolina Forest, tenants are looking to rent homes similar to yours! More specifically, the prospective tenants that we have call us on a daily basis are looking for these properties to rent.</p>
<p>Now most would say, why do I need a Myrtle Beach Property Management company when the demand is out there and I can rent it myself and save myself the management fee. To this I say&#8230;ABSOLUTELY YOU CAN! You can also fix your own car, replace your own roof, represent yourself in court when jail is pending and you can probably even perform surgery on yourself too!</p>

It&#8217;s usually because the misconception is that being a &#8220;LANDLORD&#8221; is problematic, a headache, and something that most people DON&#8217;T want to do. They don&#8217;t want to deal with tenants, they don&#8217;t want to deal with late night calls from tenants complaining about some maintenance issue, they don&#8217;t want to attempt to collect rents, have to deal with evictions, and deal with the mess of a problematic tenant!</p>
<p>Guess what? WE DO~! But the great thing is&#8230;WE really don&#8217;t!</p>
<p>The secret to success in Property Management is SYSTEMS~! Like most anything in business, you MUST develop systems, define them to understand, implement them, and refine as you go along.</p>
<p>I call this my DEFINE &amp; REFINE Method.</p>

<p>Fire Safety Inspections:</p>
<p>When owning investment property, the biggest concern one should have is whether or not the home is being properly maintained, cared for, and PROTECTED! At Hart Realty &amp; Property Management, we take great pride in concerning ourselves with ALL THREE.</p>
<p>Focusing on the PROTECTED aspect, we conduct a Fire Safety Inspection with EVERY property that we take on to our Myrtle Beach Property Management, with NO EXCEPTIONS!</p>
<p>One question we get asked alot is Why we do this and no one else does? Well, I can&#8217;t speak for why others don&#8217;t, but what I can tell you is that WE do it because it protects both your home and the future tenant that will reside in your property. Yes, we ensure that we protect the home, but we also like to take care of and protect our tenants as well. Our tenants are our future and our business (Our = Both you the property owner and us), without them, neither entity gets to make $. It is something that we believe is the recipe for a long lasting relationship with both owners and tenants alike. When the tenant knows they are moving into a safe property and they are being taken care of, they are less likely to want to relocate elsewhere upon lease fulfillment and they also attract others to our Myrtle Beach Long Term Rental Program as referred business.</p>
<p>With each and every Fire Safety Inspection we conduct, we send a trained and qualified individual in to the home to conduct an extensive inspection  as per a checklist guide from the U.S. Labor Department&#8217;s OSHA regulation (Occupational Safety &amp; Health Administration).</p>
<p>After the inspection, we receive a detailed analysis of the home and it&#8217;s condition relating to its safety condition. If there are any deficiencies noted on the inspection, we inform the owner of the required repairs necessary to bring the home up to regulation. Once complete, you can rest assured that both your home and the tenant are safe.</p>
<p>Why is this important? First off, your investment property is most likely your most expensive asset you own. Whether it is a inexpensive 1 bedroom or a luxury home, it is something that NEEDS to be PROTECTED. Secondly, we also value the lives of the future tenants that will reside in your home. In case a fire should ever happen in the home, we want to ensure that the tenants have the best chance of survival through early detection and alert and in turn the Fire Department can be notified immediately to remedy the situation as soon as possible.</p>

<p>Quality tenants is what EVERY Landlord is in search for for a property that they either own or lease/manage for someone else. For some, finding quality tenants is like a crap shoot or Russian Roulette. You never know what you are going to get until it&#8217;s too late. But yet, it seems as though from the outside some people get good tenants and never have problems. First off, never having problems is wrong, you are always going to have an issue or two here and there, but how is it that it seems like some people get &#8220;The Good Tenants?&#8221;</p>

<p>When having your Myrtle Beach Long Term Rental professionally managed or even if you plan on managing your property yourself (*Only recommend if you have extensive background in managing properties and tenants), one key component that a landlord MUST implement into its system of management is inspections!</p>
<p>Failure to implement inspections into your systems can (and most likely will) cause major problems in the long run. As we&#8217;ve discussed in previous blogs, management is the integral part of a successful relationship between managing Long Term Rentals in Myrtle Beach and tenant relations. Reason being is, we have found that any tenant that has been failed to be managed will eventually lead astray. Failure to inspect the premises will lead to major problems in the end.</p>
<p>Inspecting the property on a regular basis allos for the following:</p>
<ol>
<li>Let&#8217;s the tenant know that you care about the property, which in turn will subversively force the tenant to pay better attention to their living conditions.</li>
<li>Allows for the landlord to identify any major issues or problems well in advance before the issue/problem becomes a major costly matter.</li>

In doing so, we know how important it is to place QUALITY tenants in our Homeowner&#8217;s properties. As we know, no system is ever perfect, but we strive and do everything within the regulations set forth by Federal, State, &amp; Local governments to conduct the most thorough checks we can on EVERY applicant/occupant of one of our Myrtle Beach Long Term Rentals.</p>
<p>Because of our thorough process, we have been fortunate to not have to Evict a tenant in our Myrtle Beach Long Term Rental department in well over 2 years! How do we do it you ask?</p>
<p>We conduct the following:</p>
<p>1. Federal Credit Bureau Check</p>
<p>2. Federal background check. This is very important because most if someone has a criminal background or is wanted in abother state, they typically won&#8217;t show up in most &#8220;state&#8221; checks which most local government agencies and background checks will only have access to.</p>
<p>3. Employment Verification. We confirm employment and salary from the prospects supervisor and ask for a recommendation from their supervisor.</p>
<p>4. Reference Checks. Though we do not hold much weight in references, as we all know most people are not going to provide references of people that will not speak highly of them, but what we are looking for here is whether or not a tenant prospect can provide 3 references. Our belief is, that if a tenant prospect looking to reside in a Myrtle Beach Long Term Rental cannot provide us with 3 people that cannot speak highly of them, then we are not interested in them residing in one of our Myrtle Beach Long Term Rentals.</p>
<p>5. Debt to Income verification. Like most lending institutions, we will conduct a debt to income verification on all our prospects. This will provide us with the ability to determine whether or not the prospect will be able to afford the rental they are applying for both now and during the entire term of the lease.</p>
<p>These 5 criteria coupled with standard criteria that provides us with the necessary information to determine where the prospect will stand with a security deposit has afforded us the ability to manage some VERY QUALIFIED tenants.</p>

			<content:encoded><![CDATA[<p>People always ask me&#8230;&#8221;How do you like doing Property Management?&#8221;  My reply is always&#8230;&#8221;I LOVE IT!&#8221;  The shock on their face is PRICELESS! (just like in the MASTERCARD commercial! The face of shock is usually followed by the next typical question of &#8220;REALLY?&#8221;  So I answer&#8230;&#8221;YES&#8230;Really!&#8221;  Here&#8217;s the reason why&#8230;  I know the reason why everyone is shocked by the answer to my question. It&#8217;s usually because the misconception is that being a &#8220;LANDLORD&#8221; is problematic, a headache, and something that most people DON&#8217;T want to do. They don&#8217;t want to deal with tenants, they don&#8217;t want to deal with late night calls from tenants complaining about some maintenance issue, they don&#8217;t want to attempt to collect rents, have to deal with evictions, and deal with the mess of a problematic tenant!  Guess what? WE DO~! But the great thing is&#8230;WE really don&#8217;t!  The secret to success in Property Management is SYSTEMS~! Like most anything in business, you MUST develop systems, define them to understand, implement them, and refine as you go along.  I call this my DEFINE &amp; REFINE Method. If you actually think about the term PROPERY MANAGEMENT and break the two words apart: PROPERTY (dealing with &#8220;real estate&#8221; as per definition) and MANAGEMENT. You will see that  (-noun; handling, direction, or control). If you take the direct meaning of both words, one will see that if you handle/direct/control the real estate in which you are responsible for, coupled with the systems that you establish, you will find that property management is not the &#8220;horror&#8221; that so many people make of it.  With this in mind, I direct property owners to take a look at the terminology that companies use in when making reference to the services they provide. For instance, I have seen companies call themselves, Rental Agencies, Long Term Rentals, etc. Remembering that the words determine WHAT they do, property owners should be able to easily identify the company in which they want to utilize. 			<content:encoded><![CDATA[<p>In the time that I have grown our Myrtle Beach Property Management program, I have come across quite a number of property owners who decided to attempt to manage their property themselves, find tenants to occupy the residence, and attempt to manage the tenants during the term of the tenancy. Though there&#8217;s always the select few in anything you do that defy the odds, but most of our business has grown from Myrtle Beach property owners who have had less than desireable results from managing their properties and tenants on their own!</p>
<p>Here&#8217;s the reason why&#8230;Most of the time, the property owner does not have the experience with screening tenants to ask them the important questions that will initially assist them in weeding out the &#8220;non-desireable&#8221; tenants to the quality ones. Additionally, they typically don&#8217;t conduct, or have access to, the extensive screening process required to properly determine whether a tenant is desireable to have occupy their residence. Most of the time, the homeowner is so excited that they have found someone to rent their property that they just take the first person who says &#8220;They want it&#8221; and puts down the security deposit and rent amount requested!</p>
<p>What most fail to realize is that the typical &#8220;Less than desireable&#8221; tenants prey on the properties that are &#8220;RENT BY OWNER.&#8221; For the exact reason that is previously mentioned is because they don&#8217;t have access to nor typically conduct the necessary screening process to weed them out. They know that as long as they say &#8220;They Love your house&#8221; and have the requested Security Deposit and first months rent, that that property owner will be excited to rent to them.</p>
<p>So what&#8217;s the answer? HIRE A PROFESSIONAL MYRTLE BEACH PROPERTY MANAGER!</p>
<p>O.K., I know the question you are going to ask or comment you are going to say&#8230;<em><strong>&#8220;I&#8217;m already in the negative (or barely cashflowing) on this property, how am I going to pay a property manager?&#8221;</strong></em></p>
<p>So here&#8217;s my answer&#8230;Don&#8217;t look at what position you are in &#8220;cashflow&#8221; wise when determining whether or not you are going to hire a professional Myrtle Beach Property Manager. Look at the overall numbers for what the cost is going to be to properly protect one of your most expensive investments&#8230; Here&#8217;s what I mean:</p>
<p>Ask your Myrtle Beach Property Management team what their fee/charge is going to be? Usually it&#8217;s a % of the gross monthly rent. Calculate all the charges and see what the cost is going to be for the year. For a property that is bearing a gross monthly rent of $1,000/month, the total yearly cost for professional Myrtle Beach Property Management will be less than $2,000 for the year.</p>
<p>From my experience of dealing with Myrtle Beach property owners who had attempted to manage their properties themselves and have had a &#8220;bad experience,&#8221; the cost of the repairs typically well exceeds $2,000.</p>

<p>So I ask you, &#8220;Is it worth the LESS THAN $2,000 for the year for a professional Myrtle Beach Property Management team to protect your INVESTMENT!</p>
<p>Here is the one thing you need to remember when hiring your Myrtle Beach Property Management team&#8230;Ask them what their screening process is, what their rent collection process is, what their eviction process is, what process do they utilize when the need to put a tenant in collection is, and MOST OF ALL&#8230;Do they have a legitimate Office Location to conduct business from?</p>
